California Dreaming in the Heart of Central America

Live Report from the Live and Invest in Nicaragua Conference

Spacious homes with Nicaraguan beachfront locations and views that would cost millions back home, sell for far less than a dingy, viewless studio apartment in San Diego. In Nicaragua "California Dreaming" is affordable for most American homeowners. The median home price in California today is $542,000. In San Diego it's $614,000. In Malibu the median home price is $1.5 million. And those are beachfront home prices.

The median home price in the U.S. today is $208,500, but anything--even the tiny run-down studio apartment on California's Pacific coast--could cost you a million dollars more than that… but probably a lot more! A nice big new beachfront home on the ocean, or even with a view of it, could cost you millions. But in Nicaragua $200,000 can easily put you in an oceanfront home.

A California graphic artist sold her agricultural property and has invested in a few properties along Nicaragua's Pacific coast. And she's looking for more and planning to build her dream home here. Your money will go a long way here in the Heart of Central America.

Here's Your Inside Scoop from this Eye-Opening IL Gathering…

My name is Thom Hickling. Here's my second report from the Live and Invest in Nicaragua Conference.

Please forgive me for the delay in the report. I had some technical difficulties with my computer and the Internet connection. But it's all squared away now. Tomorrow you'll receive my final report from this conference.

Even though I've visited Nicaragua before, I'm learning a lot too. The richness of Nicaragua's natural resources and the rapid growth of tourism suggests a bright future. Plus, I love practicing my limited Spanish skills with the friendly locals working at Apoyo Villas and Resort. I'm happy to share with you some highlights this event--which is one of the most informative, insightful, and (hopefully) profitable IL events ever.

A few of the attendees that I've met are returnees to the Nicaragua conference. They are unanimous in expressing amazement at how many new opportunities that IL has uncovered. And how quickly Nicaragua is making progress, with new roads, new shopping centers, new restaurants… and new developments.

There's a lot of interest in the condo developments--a new stage in this Nicaraguan beachfront boom -- because they overcome many hassles of ownership for people who don't want to live here full-time. Boom Time In Nicaragua!

We heard from Raul Calvet, the president of Calvet & Associates, the leading Tourism Investment and marketing consultant company in Nicaragua.

Its latest consulting contracts were for the development of the new 57-million-dollar Santo Domingo shopping center in Managua and various other projects. Raul is advising several International Living subscribers about their investments in Nicaragua's booming tourism industry. His company advises the majority of residential and tourism development projects on the Pacific coast, Granada, and Managua.

Raul taught us much about the boom in Nicaragua, a country that is not only the largest in Central America, but at its center geographically.

There's been positive growth in agriculture, construction, mining, finance, retail, and tourism. The financial sector is the fastest growing sector of the economy, now with $2 billion in deposits. Tourism is the third fastest growing sector.

The economy should grow even more quickly according to Raul, thanks to the Central American Free Trade Agreement (CAFTA) signed a week ago in the U.S. It's likely to be approved by Central American countries in the next 10 days.

Nine years ago, Raul started working alongside IL with what was then called "investor tourists." He said, "It all started with Rancho Santana. After that everything else started growing! The growth is so strong that the Pacific developers started our own developers' association, Riviera del Pacifico. The result of these efforts is what you see today. The growth in the tourist industry in Nicaragua is faster than anywhere else in Central America."

Because of the efforts of the association, since February 2005, $40 million has been invested in beach developments and 11,000 jobs created, according to Raul. And adventure tourism growing faster than it did in Costa Rica. It's also moving more quickly to appeal to a more affluent clientele. Business and corporate services are increasing quickly too.

Basically all of this started with the new incentive laws back in September 1999, tax reform in May 2003, and the tourism law in July 2004--offering legal protection for tourists.

The Amazing Benefits of Law 306

Raul explained the benefits of Law 306. (You'll find it all explained the Nicaragua: The Owners Manual.) Law 306 provides tax incentives, marketing support, concession programs, and special development zones. There are two basic incentives: No sales tax or import taxes while building, and no income tax or property tax during the first 10 years of operation.

Law 306 applies to:

Big projects like hotels, condo hotels, apartment hotels, time-sharing, motels and more.

Smaller projects like water transportation (boat rentals, fishing tours), air transportation (small plane and helicopter services), ground transportation (tour operations, car and scooter rentals, food and beverage services, and much more).

It also applies to investment-related infrastructure and services… parks, airports, arts, crafts, music, etc. Since Law 306 started it's generated about $300 million in investments in 297 approved projects.

Raul also assured us that the new coastal highway is going to be built in the next three years in three phases. No one knows exactly when and where it will start. But it will connect from Costa Rica to the beaches west of Managua. That should really speed up the progress of development.

Nicaraguans Are Helping Drive Responsible Development

I was impressed that at this conference I met more Nicaraguan natives involved in new developments. You could feel their love for their homeland and their desire to see the environment protected as their country is developed.

Lori and Jorge Estrada are the developers of Cumbres de Montecristo, and an exclusive oceanfront residential community with a conference center about an hour from Managua. They are building their own home there and plan to live there permanently. That is why they care so much about how the property is developed.

Jorge Estrada is the great-great-grandson of Jose Mara Estrada, President of Nicaragua in 1855. William Walker's men assassinated Jose Mara in 1956 (see my first conference report for details about Walker). Jose Dolores Estrada, Jorge's great-great-uncle, continued the battle as first general and defeated Walker. Those two men are recognized as fathers of the Nicaraguan Independence. The proud Estrada family has been closely involved with progress of the nation ever since.

The Estrada's are the owners and the developers. They take great pride in their plan. Lori is an osteopath in Managua. She and Jorge have run a medical clinic there for eight years.

Insights into Nicaraguan Healthcare

Lori, a medical doctor and self-professed type-A perfectionist from New York, talked to our group about the Nicaraguan medical system. The health care facilities in Managua have the latest in medical equipment, like CAT scans, and are pretty much set up to handle whatever healthcare needs you might have.

Just like in U.S., there are good and bad doctors. But doctors in Nicaragua are less regulated and freer to practice medicine as they see fit. There are lots of good physicians in this country and many doctors were trained in U.S. and then returned home to practice. Lori will happily recommend someone she knows is tried, true, and responsible.

She said, "I get this question a lot: 'My wife has prescription for 'fill-in-the-blank,' can I buy this in Nicaragua?' She explained that you could buy Cipro, in a box of 20, for $5. It could cost $150-$200 in the U.S. And name brand products here are in fact name brand products. There's no difference except the price."

A Little International Romance!

Because of the Estrada family's political activism Jorge's family moved to the U.S. in 1979. They had also lived in the U.S. in the 50s and 60's for a while. While living in the U.S. in 1983, Jorge had a plane accident. He had to go to the doctor and was treated by Lori. The perky red-headed physician immediately enchanted him. Because of her, he hung out around the hospital every day for weeks after the accident. One day she had a flat tire and found him waiting in the parking lot. He offered to fix it for her. After that rescue, the romance began.

In 1997, he was the first member of his family to move back to Nicaragua. He and Lori opened the Estrada-Shealy Pain Clinic in suburban Managua, Las Colinas. It's a premier class orthopedic clinic with state-of-the-art technology.

Through community outreach programs they have developed, Jorge and Lori were awarded the Diploma of Honor in 2003 from the Fire Department of Managua, and in 2004, the Medal of Amistad from the National Police for their extraordinary community service.

Jorge and Lori have always had a passion for real estate and lands of different kinds. They managed several projects in the U.S. and Nicaragua. A 500-acre project, Cumbres Montecristo, is their most ambitious project. They have addressed every detail to ensure that the residents of Cumbres Montecristo will enjoy all the world-class amenities, comforts and security possible

Lots go from about $40,000 to about $180,000 depending on size, views, and proximity to the beaches. The price to build starts at $60 to $70 per square foot. These Are Just The Highlights… And It's Great Fun Too!

I hope that I haven't gone on too long… but these conferences are just jammed full with interesting information and even more fascinating people. And the opportunities are exciting. But did I also mention that it's a great fun too?

In the evening we went to the Granada colonial home of developer Ted Curmi. He invited is to his home for cocktails, hors d'oeuvres, and a chance to mingle. He also hired a band for our entertainment, Grupo Cocibolca. Cocibolca is the Nicaraguan name of what we call Lake Nicaragua, the 10th largest fresh water lake in the world. Granada is built on its shores. Cocibolca is also the style of Latin music synonymous with Granada.

The group featured four guitars, an upright bass, and an accordion. The lead singer's strong voice easily filled the grand courtyard an its gardens inside the 100-year-old mansion. When the rest of the hombres joined in the chorus it was clear that no amplification is needed to stir the soul.

These informal get-togethers are some my favorite times. IL readers are a remarkable group. Unfortunately for me, while all the fun was going on I was sitting at a large dining room table under a fabulous chandelier hanging from the 20-foot ceiling, working on this report for you. Oh well, please don't feel sorry for me…

There's Nothing Stereotypical About This Group…

What kind of people come to Nicaragua looking for 21st century opportunities?

There are couples and singles, retired, employed, and entrepreneurs, young and young at heart… all looking for a new challenge, adventure or perhaps to reinvent themselves. Some are ambitious young men looking for opportunity to make their way in the world. Others are boomers preparing for a new kind of retirement. I met three generations of women: a daughter, mother and grandmother that came to the conference together looking to fulfill a family dream. This is everyone's chance to chat and share ideas. You can't beat it.

Although he didn't mention it during the reception, Ted has partnered with another leading Nicaraguan family to create Villas de Palermo in San Juan del Sur. I like this town a great deal. It's where Nicaraguans go to the beachfront for holidays and vacations. This small, but spirited town boasts a lovely harbor dotted with sailboats, a few yachts and fishing boats. It's also where the cruise ships land.

The tourist potential is greatly limited by the lack of hotel rooms. In the entire town, the biggest beach town in the country, there aren't enough rooms to allow the passengers of a tour bus to all spend the night.

Villas de Palermo is a condo hotel project featuring 50 Italian style white stucco villas, each with a panoramic view of the charming bay. These condos are perfect for people who like living near a beach, but only want to spend two or three months of the year in Nicaragua. They will be rented as hotel rooms and help facilitate the growth of tourism in the area. I like this plan. There will be a clubhouse, pool, restaurant, and other facilities shared by the condos that will also be part of the hotel complex. It will offer a new level of service and standard of luxury for the area. Fully furnished condos are available for as little as $179,000.

The villas overlook the historic Palermo farm. It offers an equestrian center, hiking, canopy tours, and guided horseback riding. The town offers surfing, fishing, sailing, dining, bars, and discos. You can have quiet privacy in your villa and the entertainment of the premier Nicaraguan beachfront town too. Who says you can't have it all?

There's Only One Day Left!

Undoubtedly, before this conference closes, many attendees will ink deals that will open the doors for idyllic retirement homes, promising investment properties, dreamy second homes…for a perfect escape from the pressure of the rat race back home.

It wouldn't surprise me if millions of dollars in property changes hands in the next few days, because there's nowhere in the world that you can get so much beauty and value for your money.
